August Absorption Rates are in! How long will it take to Sell Your Home?

How long will it take to Sell??

  Below is the absorption rate charts for Onslow County.  These reveals how long it will take to sell your home in today's market based on the most recent sales (sales year to date).

The top chart represents New Construction homes and the bottom chart represents Existing homes. (This does not include REO's = Foreclosures)

Definitions:
Absorption Rate: The rate at which homes will sell within a given period of time, or unit
sales per month. (rate determined by January – August 2013 sales figures)
Example: 48 sales in 6 months divided by 6 months = 8 Sales per Month
Number Sold:  Total Number of homes sold in this time period.
Sales Rate per Month:  Number of homes selling each month in the respective price range.  (This is the Absorption Rate.)
Currently Active: The total number of homes for sale within a defined market segment.
(As of September 18, 2013)
Months of Inventory: Based on the number of homes sold and number of homes currently on the market in the respective price range, this is an expected timeline to sell.

Resale Home Sales are up!!

Onlsow County YTD Sales Report

  For the past several months new construction homes have been dominating sales in Onslow County.  In May 2013 resale homes passed new construction homes in closed sales and have held there since.  This is great news for existing home owners!  


  The chart below shows the total number of homes sold in each area by month and by New Home or Resale Home.    

The chart below shows the total number of homes pending in Onslow County by type of home!

Onslow County Sales Update! Absorption Rates.....

Curious how the market is doing in Onslow County?

Here are a couple of charts that show absorption rates for resale homes and new construction homes.

An absorption rate shows how many homes can be bought or sold in a particular market.  In other words, how many months it will take to sell a home in a particular price range in a particular market based on the number of homes that have sold and the number of homes currently on the market for sale.

Remember, the chart below shows all of Onslow County, your particular area/community may be different!

How to read it?

  • The top section shows New Construction homes and the bottom section shows Resale homes.
  • The first column shows by price.
  • In Yellow is the number of homes that have sold in the past 12 months and a calculation of how many homes sold each month in the past 12 months.  
  • In Blue is the also the number of homes that have sold in the past 12 months and a calculation of how many homes sold each month in the past 12 months.  
  • Then the same in Pink.  
  • Next you will see the total number of homes currently for sale in that particular price range/type.  
  • The final three columns show how many months of inventory there are in respect to 12 - 6 - 3 month timelines.
